Terms of service
Last updated 4 November 2026
These terms are the agreement between you and RoostRunner when you use roostrunner.com. By creating an account or using the service, you agree to them. If you don't agree, please don't use RoostRunner. Questions: email hello@roostrunner.com, or write to RoostRunner, RoostRunner · 565 S 3040 W, Lehi, UT 84043.
What RoostRunner is
A transaction coordinator for real estate agents. It reads a signed purchase contract and the documents of a deal, proposes the deadlines it finds for the agent to confirm, keeps a list of what is due, and gives each buyer a page with what their agent has confirmed and shared.
What it is not
- Not the contract. The signed documents decide every date and term. What RoostRunner reads is a draft until the agent confirms it, and every value shows the page it came from so it can be checked.
- Not a broker or a lawyer. Answers from Ask Helix are general guidance from the documents of the deal. For legal, financial, tax or lending questions, ask a qualified professional.
- Not a replacement for your brokerage. An agent stays responsible for their transactions, their brokerage's review and their records.
- Not a way to send money. RoostRunner never asks for or sends wire instructions. Confirm any by phone with the title company, on a number you already know.
Your account
Keep your sign-in to yourself and tell us if you think someone else has used it. You are responsible for what happens under your account. You must be 18 or older.
Your content
What you add, such as contracts, documents, photos and notes, stays yours. You give RoostRunner permission to store it, read it, and show it to you and the people you share it with, only to provide the service. You confirm you have the right to add it.
If you are an agent
- You must hold an active real estate license, and keep the details you give us correct.
- You may add only buyers you are working with. RoostRunner sends them email in your name about their purchase.
- You are responsible for following the rules that apply to you as a licensee, including your brokerage's policies and record-keeping.
- If you pay for a plan, its price and terms are shown before you pay.
Fair use
Don't use RoostRunner to break the law, to send messages people haven't agreed to, to reach information that isn't yours, or to disrupt the service. Don't copy or resell the service or its data. We may suspend an account that does.
Other services
Some of what RoostRunner shows comes from others, such as address lookups and the state's license records. We pass it on as it comes and can't promise it is complete or correct. Links to other sites are for convenience; they are run by others under their own terms.
Changes and availability
RoostRunner is new and will change. We may add, change or remove features, and the service may sometimes be unavailable. If we change these terms in a way that matters, we will tell you by email before the change applies.
Ending
You can stop using RoostRunner and ask us to delete your account at any time. We may end an account that breaks these terms. Some records may be kept where the law requires it, as the privacy policy explains.
Responsibility
RoostRunner is provided as it is. To the extent the law allows, we make no promises beyond those in these terms, and we are not liable for indirect or consequential losses, or for decisions made on the strength of a reading or an answer that was not checked against the signed documents. Nothing here limits rights you have that the law does not allow to be limited.
Law
These terms are governed by the laws of the State of Utah, and disputes go to the courts of Utah.
